From how to find the right property investors, to membership costs – we answer some of your most commonly asked questions.

You can subscribe on our website. Please make sure you fill in the application form with as much detail as possible – this will help us to understand why your organisation needs access to The Gateway and lets prospective landlords understand your business.

Please make sure all your company information is correct and we have the right email and phone number so that we can get in touch easily should we need to discuss the details of your business and also so that we can arrange viewings for you.

No, it’s not compulsory to be registered with a regulatory framework so you can still register, we’ll simply ask if you can explain on the form why your organisation isn’t registered.

We know some supported living organisations work outside of regulatory bodies so we ask for more details about current practice and your directors experience when you register. The more information you provide, the easier it is for us to get you access to the site quickly.

Many providers of domiciliary care are being asked to provide supported living care. If you need a property, please do register and complete the verification form with details about your organisation and the plans you have.

You can register your property requests from your dashboard. Head to Buy to Order and fill in the form with as much information as possible.

These requests are available to our property investor members and you’ll receive proposals from them via email.

Once you have access to the portal you will be able to search for property. If there is a property that matches your needs, you can click on the “book a viewing” button.

You will then get an email explaining what happens next. If you’ve found a property you’re interested in, you can add it to your “saved properties” by clicking the heart icon.

If, after a viewing, you would like to move forward with lease negotiations, you can reserve the property. This means that it will no longer be available for others to view.

After you’ve carried out a search on our portal, there is an option to save the search. Simply click on the “save” button at the top of the search results and you will be emailed every time a new property is uploaded in this area.

You can save as many searches as you like and your saved searches will be available on your dashboard for you to edit.

With a supported living lease, property investors will look at the whole package you’re offering, so rental value may be different to rates on the private rental market. Factors such as lease length, responsibility for bills, maintenance, servicing of boilers and fire alarms all play a part in what rent the property owner will accept.

As a guide most landlords are looking for market rent for the property type and location. Have a look on Rightmove or Zoopla to get a feel for what similar properties rent for in your area. After a property viewing you’ll be asked to put forward a rent proposal including lease terms so the property investor can look at the whole proposal. 

If you can’t find the property you’re looking for on our portal, you can make a request through our Buy to Order service. Head to your dashboard and fill in the Buy to Order form with as much detail as possible.
